What is the term of the lease?

Initially, all leases are a 12 month term. After your initial 12 month lease obligation, every resident is on a month-to-month tenancy.

How do I pay my rent and when is it due?

Rent payments are accepted in the form of personal check, cashier's check or money order. In addition, payments may be made through the secure tenant portal, once you become a resident of Hidden Oaks Village. Cash is never accepted. Rent can either be mailed or dropped off at our leasing office during normal business hours or through our night drop 24/7. Rent is due the first day of each month and delinquent after the third day of each month.

Do you accept pets?

Hidden Oaks Village is a pet friendly community. Cats and dogs are welcome. Dogs must be approved and accepted after interview.

Additional pet deposit is required.

What type of security is offered?

Our community has a gated secure entrance with unit telephone access.

Hidden Oaks Village has taken the steps necessary to pass the Atascadero Crime-free Multi Housing Program. This is an innovative program designed to prevent and help eliminate crime in housing communities.

Our community policies and lease agreements are written with your comfort, convenience and safety in mind. However, crime has no address and at all times you must take an active role in securing your home, property, and most importantly, yourself.

Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?

Resident's or guest's personal property and vehicles are not insured under the apartment lease agreement. We strongly recommend that residents purchase insurance against loss or damage due to fire, theft, vandalism, rain, water, criminal negligent acts of others or any other cause. Renter's insurance is relatively inexpensive (typically less than $20/month) and can often be secured through your automobile insurance carrier.

What if I need to break my lease?

There is an initial 12 month lease obligation. After that, every resident is on a month-to-month tenancy. If you need to move, the procedure is to give Hidden Oaks Village a 30-day notice in writing specifying the move out date. Residents may assign their lease to a new resident, provided the new resident meets all screening requirements. Though the manager may assist you in finding a new resident, the responsibility is yours.

When do I get my security deposit back?

Your security deposit is retained until after move-out and may not be applied to your last month's rent, (see your Lease Agreement for details).

After you vacate, your deposit may be applied to any water fees, late fees, or for any costs incurred to return the apartment to the original move-in condition. You will not be charged for normal wear and tear.

By law, your deposit must be returned within a 21-day period. A deposit disposition will be mailed to you within the required time frame. All correspondence will be mailed to the last known address, so it is your responsibility to inform us of your forwarding address upon move-out.

What if I need maintenance in my apartment?

Non-emergency service requests can be submitted in any of the following ways: (1) Stop by the office and our staff will complete a service request form. (2) Call the office during business hours, (after-hours, when our phones are off-service, you are welcome to leave non-emergency service requests on the answering machine). (3) Email your maintenance request to hiddenoaks@charter.net, and please be as specific as possible regarding the type and location of the problem. (4) Submit a maintenance request through the secure tenant portal.

Our goal is to respond to work orders within 24 hours! For emergency situations (water leaks, and back-ups, non-functioning AC/heat during weather extremes, electrical outages, gas leaks and fire) we are available 24/7! During business hours, call the office and your call will be forwarded.

In extreme emergencies, call 911.

What type of parking is available at your community?

Our 2 and 3 bedroom units have attached garages, and 1-bedroom units have covered carport. Guest parking is provided, as well as handicapped parking. Please let us know if you will need a handicapped space.
